We have a series of brokers who represent tenants and landlords looking for locations, and we focus primarily in the high street areas. We do a lot in specialty retail. We focused a lot over the years in Lincoln Road, Design District, Midtown, Wynwood, Coconut Grove. Most of the areas that you probably go and frequent. We continue to evolve here locally. I am more of the stones throw theory. I like to be in the community and work in the community where I live. I don't really like to be on a plane to travel for business, so we really look to develop our business here locally adding some brokers in to help cover some more areas of the market. We are continue our development business as well. But I think it continues to to grow and become just one of those great cities. I mean, when I moved here 26 years ago, I was 31. Everyone looked at me like I was crazy to leave Manhattan at 31. Now several years later, they're trying to figure out how I knew to come back here. I feel strongly about giving back to the community. I feel strongly about working with students and helping them grow and allowing them an opportunity since I was given such a great opportunity. So we try and bring in as many students as we can as interns and have actually hired several over the past few years. What we like about interns and what we like about the program is that the interdisciplinary approach really is what drives it. From our standpoint, while we're not all development, we're leasing, we're planning, we're designing. It really is helpful to have all those different experiences. The interns have different desires, so we hope to try and plug them into areas where they can really excel in what they want to excel in. But also take them into areas which maybe they're not as familiar and say, "Hey, what about this? What do you think about this?" It's pretty exciting.
